I am shore front (marsh) property. My problem is that a similar shore front house four properties from me, has been evaluated at 1.2 million. There is a "for sale" sign on the front lawn and the asking price is less than 0.8 million. When I spoke to the town assessor about something being really wrong with the model they are using and pointed out the above as an example, the reply was "we do not go by the asking price but the selling price". At this point things became a little terse as I replied "when did it ever happen that a perspective buyer, after being showed a home, would say "this home is so wonderful that I will pay more than the asking price". Things went downhill from there!
Posting fishing items interest me far more than messing around with town hall. However, this business still has to be done. If my property is worth as much as they claim, then I should accept their value. I am not trying to put anything over on somebody, I just want a fair evaluation which to me means fair market value. They will be given a chance to do it again, and I have no idea how it will work out. |
